The Saltway Centre in Stratford upon Avon is a single storey brick building with an open central courtyard.
The property was a former social services care facility and for this project was converted into new office accommodation for Stratford County Council comprising of Social Workers/Social Services and the Family and Youth Centre. The site is served by a car park, as well as soft landscaped areas. Also adjoining the centre is Brooke Bank which is a day care centre operated by Heart of England Mencap which utilises Saltway Centre’s facilities.
The project entailed the complete strip out and removal of disused furniture and all the internal building fabric and M&E. This process took three weeks to complete with careful separation of waste and recycling and re-use in some instances.
We removed existing partitions, eighteen toilets, cubicles, showers, changing rooms and three kitchens with associated fixtures and fittings. We then provided new work areas, meeting rooms, kitchens, toilet facilities and a new reception area with hatch.
The demolition and strip out of the centre involved the removal of the existing suspended ceiling systems, floor coverings, internal partitions, fixtures and fittings and M&E strip out.
The complete internal refurbishment included the installation of new suspended ceilings with acoustic insulation, new partitions (some acoustic), new skirting boards, new doors, reconfiguring of new toilet facilities with plumbing and fittings, new carpet and vinyl flooring, general decoration, plastering, painting and joinery.
Electrical works entailed enabling works, removal of existing services, structured cabling, installation of office and emergency lighting, fire detection and intruder alarms, door access, upgrading of the external lights and installation of CCTV and testing and commissioning.
Mechanical works included removal of existing heating, ventilation system and domestic water system, installation of a new pump and pipework in the boiler room, new heating system, new heat recovery ventilation and VRV IV system, new domestic water services, new secondary steelwork to support systems and testing and commissioning.
External works included soft landscaping with the cleaning of the canopy and gutters and general landscaping to the courtyard and car park areas.
Collaboration was critical to the successful delivery of the project liaising with all the stakeholders.
There was a strict ten week timetable to be adhered to, it was critical that staff at a leased premises decanted to the centre within a six week period of the refurbishment timetable, we worked with the client to suggest phased works, to ensure this move was on time we undertook activities over the Christmas and New Year periods and with extensive collaboration between all trades, once achieved we then continued with Phase two which was successfully handed over within 10 weeks on budget.
